How Capital Gains Tax works in 2026/27
- Work out the gain: the sale price minus what you paid, minus allowable costs such as fees and improvements, minus any losses you’re using.
- Take off the tax-free allowance: £3,000 for individuals.
- Apply the rates: 18% on the part of the gain that fits into your unused basic rate band (£37,700 of taxable income), and 24% on the rest. The same rates apply to residential property and other assets.
Business Asset Disposal Relief, for qualifying business disposals, is taxed at 18% from 6 April 2026, up to a lifetime limit of £1 million of gains.
Worked examples
1. Selling shares on a £30,000 salary
Shares bought for £35,000 are sold for £60,000, a gain of £25,000. After the £3,000 allowance, £22,000 is taxable. Taxable income is £17,430 after the Personal Allowance, leaving £20,270 of basic rate band: that part is taxed at 18% (£3,648.60) and the remaining £1,730 at 24% (£415.20). Total: £4,063.80.
2. A higher-rate taxpayer
On a £60,000 salary the basic rate band is already used, so a £20,000 gain is taxed at 24% on £17,000: £4,080.
3. Using the allowance each year
Someone with £9,000 of gains in shares could sell a third each tax year and pay nothing, using the £3,000 allowance three times. Moving investments into an ISA over time keeps future gains tax-free.
Deadlines
- UK residential property: report and pay within 60 days of completion using HMRC’s online service.
- Other assets: report through Self Assessment by 31 January after the end of the tax year.
